Which school district covers most Woodlands addresses?
Conroe ISD does. The footnotes on the developer's 2025 tax sheet place every area of The Woodlands in Conroe ISD, with two exceptions: Creekside Park and May Valley.
State records show the same district on the Montgomery County side. The Texas Comptroller's 2019 property value findings for Montgomery County include a Conroe School District worksheet.
Which parts of The Woodlands sit outside Conroe ISD?
Two, on the developer's 2025 tax sheet. Creekside Park is in Tomball ISD, and May Valley is in Magnolia ISD.
Creekside Park is the only village of The Woodlands in Harris County, so its school district changes along with its county. A Creekside Park home is also served by Harris-Montgomery Counties MUD 386.
May Valley is a smaller area the developer's sheet names apart from the villages. The Texas Comptroller's 2019 property value findings for Montgomery County carry a Magnolia School District worksheet alongside Conroe's.
Why does the Comptroller mark Tomball ISD as a split district?
Tomball ISD serves Creekside Park in Harris County. The Texas Comptroller's 2019 property value findings for Montgomery County also list Tomball, labeled a split district.
The Comptroller's 2022 final findings state the method. Where a district's boundary overlaps two or more counties, its findings are split by county, counting only the property inside each county.
Each county's figures for Tomball ISD therefore cover only the Tomball ISD property in that county.
If a school district’s boundary overlaps two or more counties, we split the school district’s findings by county to only include the property located within each county.
How large is the school district's share of a Woodlands tax bill?
It is the biggest single line. For tax year 2025, Conroe ISD's rate was $0.9496 per $100 of value.
Tomball ISD's 2025 rate was $1.0629 per $100, according to the Harris County Tax Office. That gap is one reason Creekside Park's 2025 total came to about $2.44 per $100. Homes in the Montgomery County villages paid about $1.69 to $1.89.
The rates apply to taxable value after exemptions, so two houses at one price can still pay different school tax.
Questions & answers
The Woodlands questions, answered
Does the ZIP code settle which school district a house in The Woodlands is in?
No. A mailing address or ZIP code leaves the district open. The parcel's appraisal district account lists the school district that taxes the house, along with the county, the Township and the utility district. Most Woodlands parcels are on the Montgomery Central Appraisal District's rolls, and Creekside Park parcels are on the Harris Central Appraisal District's.
Both accounts can be read online, so you can check the district before a trip to see the house. Read the list of taxing units on the account rather than the listing description. The developer's tax sheet shows which district serves each area, and the account confirms it for a single lot.
Who decides which campuses a Woodlands address is zoned to?
The school district does. Conroe ISD, Tomball ISD and Magnolia ISD each set their own campus attendance zones, and each can change them. Finding the district on the appraisal district account is the first step. Confirm the campuses for one address with the district itself before you rely on them.
Ask for the campuses in writing where you can, and keep the answer with your offer papers. Zones are the district's to redraw, so check again if months pass between your first search and the closing.
When should I confirm the school district if my move to The Woodlands has a fixed start date?
Before you write the offer. Read the parcel's appraisal district account for the district, then confirm the campuses with that district while you still have room to walk away. Paige Martin checks whether the county line puts a lot in Harris County and Tomball ISD before any offer is written, since that line moves the tax bill as well.
The option period in a Texas resale contract lets a buyer end the contract for any reason after paying the option fee. Use those days for anything the district check leaves unsettled. If you are weighing a house in Creekside Park and one in a Montgomery County village on the same trip, set both districts and both tax totals side by side before you choose.
Has Conroe ISD set its tax rate for 2026?
Yes. Conroe ISD's board adopted $0.9471 per $100 of value for 2026 on August 18, 2026, down from $0.9496 for 2025. Not every taxing unit had published a 2026 rate by late September 2026, so a full 2026 total for a Woodlands address cannot be added up yet.
A lower rate does not always mean a lower bill. The bill also follows the appraised value, so read the appraisal district's notice of value beside the new rate. Tomball ISD's 2025 rate was $1.0629 per $100, according to the Harris County Tax Office; look to that office for its 2026 figure.
Which school district and utility district serve May Valley in The Woodlands?
May Valley is in Magnolia ISD, the one Woodlands area the developer's 2025 tax sheet places there. Its lots are served by MUD 386 or MUD 46. The developer's sheet carries May Valley's figures only for 2024, so read the parcel's appraisal district account for the current units and rates.
Because its school district differs from the villages around it, May Valley's tax stack differs too. Compare it with a Montgomery County village by adding up the rates on its own account, not by borrowing a village total.
Does The Woodlands Township run the schools?
No. The Woodlands Township runs the fire department, parks and recreation, contracted trash and recycling, and the covenants. The school district is a separate taxing unit with its own rate on the bill: Conroe ISD for most addresses, Tomball ISD in Creekside Park and Magnolia ISD in May Valley.
The Township levies its own tax, $0.1714 per $100 for 2025 and $0.1694 adopted for 2026, and that rate is the same on both sides of the county line. School questions go to the district that taxes the parcel, and covenant questions go to the Township.
What do clients say on Google?
We could not have asked for a simpler or more enjoyable home buying experience. Not only did we love the realtors that we personally interacted with, but we had a whole team of support at Houston properties. Everyone was very professional and friendly and made sure we were always up to speed. 10/10 would recommend!
